The commission declined to recommend zone case 3557 (a request to rezone from SF2 to Auto Urban Commercial) after staff concluded the request did not conform to the comprehensive plan and lacked adequate arterial access. The motion to recommend approval failed 0–6.
Tyler Gentry, representing the applicant, said the developer plans to subdivide the parcel into approximately 19 business tracts to create a business park. Planning staff described nearby land uses, noted that the request was not in conformance with the comprehensive plan, and recommended denial. Commissioners expressed agreement with staff given concerns about expanding commercial uses into predominantly residential areas without sufficient thoroughfare capacity.
The item will be forwarded to City Council for first reading on Aug. 25 with the commission’s denial recorded in the packet.
