The Buncombe County Board of Adjustment took the following actions on Dec. 11:
• Approved the special use permit for the Biltmore Park Apartments (ZPH202400025) with board‑imposed conditions including a minimum 600‑square‑foot playground adjacent to the multi‑sport court and deeded access to at least 30 additional overflow parking spaces connected by an ADA‑compliant sidewalk. The board admitted staff and expert materials into the record, including the traffic impact analysis reviewed by NCDOT and an appraisal finding no detrimental market impact.
• Continued the Clayton Crossing parking‑deviation request (ZPH202400038) at the applicant’s request so the applicant can explore concrete alternatives (pervious driveway strips, horizontal condominium regime, reverting to rental product, or redesign) and return with a specific plan. The continuation was granted by voice vote.
• Continued the Emma Road Townhome case (ZPH202400026) to January to allow additional coordination between the applicant and staff. The board recessed briefly for a break and then adjourned for the day.
