Marlborough reintroduces ADU local law; public hearing set for Dec. 8

Supervisor Corcoran re-introduced a revised zoning amendment on Nov. 24 to permit detached accessory dwelling units (ADUs) as an accessory use in certain residential districts. The proposed Section 155-32.6 would allow one detached ADU per single-family lot in R-1 and R-Ag-1 districts and in R-only properties served by town water and sewer. The draft sets a 900-square-foot maximum (minimum 400 sq ft), limits ADUs to two bedrooms, requires owner occupancy of either the primary dwelling or the ADU, and mandates Ulster County Department of Health certification for water and sewage adequacy.
The board adopted an amended FEAF Part 1 for SEQRA, directed re-referrals to the Ulster County Planning Board and the Town of Marlborough Planning Board, and scheduled a public hearing for Dec. 8, 2025 at 7:00 p.m. for further public comment.
