Smith said this is the fourth time the county has contracted the work with the vendor and that small-tract schedules (5–25 acres) will be updated for the 2027 digest, followed by large-tract schedules in 2028. The work is budgeted, but because it exceeds $30,000 the purchasing policy requires the chairman’s signature and staff told the board they will return in two weeks with the signature page for final approval.
Smith said the update is timely because small-tract sales ratios have fallen (he cited an observed ratio near 31%, below the desired range), and the company’s forester conducts on-site inspections of parcels and extracts timber values as part of the schedule update. Commissioners asked for timing and coverage questions; Smith said field work would begin in September and the company will present updated schedules to the board of assessors by March 2027 for use in the '27 digest.
