Comal County approves several plats and development surety for Canyon Ranch and Mystic Shores
Summary
The Court approved amendment and final-plat items including a lot combination at Mystic Shores, vacation and replat at Rep Jam Subdivision, replat for Canyon Ranch lots, and final plat and surety for a Canyon Ranch amenity center; staff recommended approval on each and commissioners unanimously approved the items.
County planning staff presented a series of plat and replat requests and recommended approval for each.
For Mystic Shores Unit 1, staff recommended combining Lots 160 and 161 into Lot 160R and the Court approved on motion by Commissioner Crownover with a second by Commissioner Webb. For the Rep Jam Subdivision, a 2.5‑acre tract that was previously platted will be divided into two 1.25‑acre tracts (Lots 2RA and 2RB); staff said public water is available and requirements have been met, and the Court approved the final plat.
Canyon Ranch Unit 1 replatting was described as removing two public utility easements created during construction to provide more useable lot area for Lots 7 and 8; staff recommended approval and the Court agreed. For the Canyon Ranch amenity center, staff recommended accepting an irrevocable standby letter of credit as surety for road construction and stormwater drainage improvements, approving the agreement between developer and county, approving the variance request language change (staff said the variance was not needed) and authorizing the County Judge to sign; the Court approved the final plat and related actions without the variance language.
Each plat item was moved, seconded and approved by voice vote during the action agenda.
