The council heard a first reading on a rezone request to change 5248 Highway 17 from B1 (Neighborhood Business) to B2 (General Business). Several residents spoke against the proposal during public comment, and the council deferred action and directed additional review by Planning & Zoning and staff.
Resident Dan Nathan told the council he believed the process was procedurally improper because the City was the applicant and said, "If the City is the applicant, we are the City, and we don't want this rezone." Bob Caliento, speaking in his capacity with Planning & Zoning, said the commission had unanimously recommended approval and that technical matters such as traffic and engineering reviews would occur in the permitting phase.
Council President Brooke Dodson reiterated there would be no vote that night; Planning & Zoning will revisit the matter at its June 18 meeting. Jeff McDaniels said the city submitted the application to retain the option for council review and said all concerns raised by residents would be addressed before a final decision.
Several residents — including Terry Shaw, Cody Sawyers and Barbara Alford — also spoke in opposition and listed neighborhood concerns into the record. The council did not act on the first reading; staff and Planning & Zoning will continue to process the application and any required studies.
