Laney Reynolds of Armani Limo asked the Village Board to permit two vehicles to be stored in a garage on a lot that also contains a three-family residence and a workshop. The Board and Village Attorney Kelly Naughton told the applicant the B2 zone generally allows a parking garage but the Village Code prohibits residential and non-residential uses on the same parcel.
Attorney Kelly Naughton explained the options available: subdivide the property and pursue site plans, special use permits and variances; or pursue a text amendment to the zoning code that would change the village-wide prohibition. "Whatever change the Board presented it is not just for this lot, it would be Village wide," Naughton told the Board.
The board advised the applicant to consult section 210-67 of the Village Code and follow the fee and SEQR procedures if they wish to pursue a code amendment. No formal motion to change the code was made at the meeting; the applicant was asked to return with the required petitions and documentation for board consideration.
The matter remains at the informational/pre-application stage pending the applicant's next steps.
