Chatham approves attached-garage addition at 19 Inwood Road after plan changes reduce lot coverage

The Chatham board approved an application from Emily and David Deichler to attach an existing rear garage and add a modest second-floor bedroom and bathroom at 19 Inwood Road. The applicants were sworn and the architect, John Lyons (licensed in New Jersey and Pennsylvania), presented plans showing removal of a detached garage and much of the old driveway, which he said reduced total lot coverage by roughly 539 square feet.
Lyons and the applicants explained that the attached garage would be about 12 feet by 21 feet with internal access and a small mudroom; the new second-floor bedroom above the garage is achieved with a 0.5‑level plan to keep plate heights low and limit visual massing from the street. The board asked detailed questions about side-yard setbacks (the lot is nonconforming in frontage), plate heights and driveway alignment; neighbors raised no objections. After deliberation the board voted to approve the application with conditions including maintaining natural screening and final engineering details on driveway and stormwater connections. "We have actually reduced the lot coverage by 539 square feet," the applicant's representative said during the presentation.
