Residents call Liberty Place TIF 'corporate welfare' and press commissioners on school seats, traffic and bonds

Several residents at the May 21 meeting urged commissioners to reject or deeply scrutinize the Liberty Place TIF. "This is corporate welfare because if you don’t get the TIF, we are still going to get the taxes, correct?" said Stan Wenolenicz. Other residents, including Erin Patton and Don Bernow, asked why the public should shoulder developer infrastructure costs, requested a side-by-side 30-year fiscal comparison, and questioned the risk to Willow Lakes and other subdivisions if the developer abandoned later phases.
Residents pressed school and county officials on capacity questions, with multiple attendees asking where additional students from the 159 homes would be enrolled and whether the county or township would need to add police, fire, or road maintenance resources. Commissioners responded by saying the TIF applies only to Liberty Place property owners and that the county receives little property tax revenue overall, hoping to make up certain revenues with sales tax. Several residents asked that concrete financial projections and bond-risk analyses be produced before final approval.
