The board considered multiple lakefront residential applications and a lot split during the Aug. 4 meeting, including proposed new single‑family homes at 516 Hinkle Circle and 2803 Wright Avenue as well as several larger homes on Balmoral, Virginia and Lake Berry frontages.
Planner Nick Lewis and others presented site plans, lakefront terracing, and stormwater retention solutions. Staff noted most proposals preserve specimen trees or propose mitigation, meet lakefront terracing limits (three‑foot water‑facing wall limits with limited exceptions), and align with surrounding average setbacks. When neighbors were present they were mostly neutral or supportive for those items; in one case an adjacent property owner spoke in favor.
Board members asked technical questions about private drive access, easements and consolidation of remnant parcels. Motions to approve the individual lakefront items and the lot split were carried by roll call with the standard staff conditions for tree mitigation, consolidation where required, and stormwater/terracing compliance.
These approvals were treated by the board as quasi‑judicial lakefront decisions and are final at the board level per staff guidance given at the meeting.
