The Gunnison County Board of County Commissioners on July 21 approved Resolution 2026-25, granting Minor Impact Land Use Change Permit LUC-25-00038 (Dos Rios Townhomes) for construction of 24 townhomes at 37764 W. Highway 50. Planning Director Hillary Seminick told the Board the Planning Commission recommended approval and that the project meets density, open‑space and locational standards. The Board voted not to hold an additional public hearing and approved the permit subject to several conditions.
Resolution details include unit counts and sizes (twelve two‑bedroom units at 1,008 sq ft and twelve three‑bedroom units at 1,246 sq ft), a total floor area of 27,048 sq ft, provision of 70 on‑site parking spaces, and approximately 35.5% open space. Conditions require compliance with a Gunnison Sage‑Grouse Certificate of Administrative Review, Colorado Parks and Wildlife bear‑conflict mitigation (no bird feeders Apr–Oct, bear‑proof trash receptacles and secured trash before morning pickup), engineered stormwater retention that prevents increased historic flow rates, paved vehicular access consistent with county standards, and execution of a Development Improvement Agreement securing required on‑site improvements.
Planning Director Hillary Seminick summarized the approvals, noting the Planning Commission reduced the project from Major to Minor Impact after finding it met Land Use Resolution criteria. The approval also mandates a townhome plat following construction and establishment of a homeowners association to administer covenants. The Board adopted the resolution unanimously (Houck yes; Smith yes; Puckett Daniels absent).
