Council approves Maple Tree Estates preliminary plat and rezoning to allow medium-density units

The Council approved the preliminary plat of Maple Tree Estates (a replat of Outlot E and Outlot A, Parks Edge additions) after Community Development Director Fischer described a project that includes 19 single-family lots, 37 single-family cottages on Lot 1 Block 5, 62 twin-home units, and 110 townhome units to the north of Maple Tree Drive. Fischer noted stormwater holding ponds will be placed in outlots and that the project previously received a Comprehensive Plan amendment in 2024 to guide the northern half to Medium Density Residential.
Council also adopted Ordinance No. 186 to rezone Lot 1 Block 6 from R-1S to R-3A to reflect the Medium Density Residential guidance. The Planning Commission recommended approval and the Council approved both the preliminary plat and the rezoning by unanimous votes. Staff said a Planned Unit Development (PUD) application would be filed in the near future for more detailed standards.
