Commissioners direct staff to seek revised Modern Aviation lease language, propose December 2027 completion deadline

County negotiators were asked to seek lease edits from Modern Aviation that would add a five-year extension, require project completion by Dec. 31, 2027 or render the extension void, and set annual rent at no less than $0.25 per square foot; a revised draft will be reviewed at the Aug. 4 meeting if received.
Commissioners heard from Airport Director Leroy Muise and County Administrator Michael Crooker that negotiations with Modern Aviation over a lease-extension draft had not produced final language. Commissioners directed staff to seek revisions that would add a five-year extension (moving the lease end from 2041 to 2046), require project completion no later than December 31, 2027 (with failure to meet that date constituting breach and voiding the extension), and set annual rental rates at no less than $0.25 per square foot.
Commissioner Clark suggested the county account for Modern Aviation’s late start by offering until December 2027 to finish the project, with rent at $0.25 per square foot. County staff said that if an appropriately revised lease is received prior to the next regular meeting, they will present it to the board for review on August 4.
