Staff said the developer is finalizing an operator agreement and that Hilton is anticipated to operate the property under its 'Graduate' brand, which targets college‑town markets. The development team informed staff the operator is looking for approximately 120 rooms; the developer had earlier estimated roughly 95 rooms.
Staff noted the project is expected to report into the city’s hotel-reporting metrics (key data hotels) once the management company signs, which would help track the property's credit-card‑swipe data and occupancy contributions. Construction drawings had not yet been submitted and the operator will participate in final design review.
Why it matters: A downtown branded hotel would add inventory, could expand the set of 'key data' reporting hotels and affect occupancy and ADR benchmarks for Norman. Council members asked staff to continue providing updates as agreements and construction documents progress.
