Staff presented design-review case 26116 for a new single-family home (TB Invest Company) at 104 18th Avenue and explained the proposed footprint and elevations. The board asked whether the bottom living floor complied with flood requirements and about the proposed curb cut in front of the property given rear garages.
Michael Carrier, representing the applicant, said the first living level "is above flood" and that the team intentionally kept the elevation low to respect the neighborhood scale. When asked about the front curb cut, Carrier said it was proposed to provide additional on-site parking, but members noted that avoiding additional front curb cuts preserves on-street parking for the community. Staff confirmed the plan meets zoning requirements and will continue to review details during permitting.
No formal action was taken; board members asked staff and the applicant to consider eliminating unnecessary front curb cuts and to ensure flood elevations and driveway widths meet standards.
