The Zoning and Planning Commission voted unanimously Aug. 5 to recommend approval of a special-use permit for a 2,400-square-foot Fifth Third Bank with two drive-through lanes at 100 Burrell Street.
Brett Neville of Infinity Engineering Group presented the proposal and said the parcel is a constrained greenfield site with significant grade differences and limited impervious area; the team proposed access from Ranch Road 620 and Burrell Street, retention of existing trees where feasible, and hours that avoid morning peak trips. Commissioners asked about trip generation and tree preservation; Neville said trip rates were below ITE manual figures and that the bank's typical hours reduce peak-hour impacts. After questions and discussion, a motion to approve the SUP as requested carried 7–0.
Staff noted the bank could be built on the parcel under current zoning without the drive-through; the SUP request specifically allows two drive-through lanes. The commission’s approval will be forwarded as a recommendation to city council.
