Commission approves variance to allow 12‑foot setback for shop addition; applicant said hardship pre‑dated ownership
Summary
The board approved variance 26‑0008 to reduce the required 16‑foot setback to 12 feet so a new shop can be attached to an existing shed; staff said the shed pre‑dated the current owners and no neighboring objections were received.

Jefferson County commissioners voted unanimously to approve variance 26‑0008, allowing a 12‑foot setback for an addition attached to an existing accessory structure.
Staff summarized that the variance application arose during a building‑permit review and that the shed on the property pre‑dated current ownership, creating the hardship argued by the applicant. Staff noted the county recently updated variance review standards (from four to 12 criteria) but found procedural requirements met and that public notices returned no agency opposition (SEG 622–660).
Applicant Hood Miller of BD Millers told the commission, "Our company address is 133500 Bryce Street in Idaho Falls," and said the owner wishes to attach a new shop to match the existing building; he added they had a signed letter from an adjacent homeowner supporting the request (SEG 763–781).
A commissioner moved to approve the variance "to allow a 12 foot building setback" for the proposed addition at 4021 East 480 North (motion text from hearing). The motion was seconded and carried unanimously.
Why it matters: The approval removes a structural obstacle to attaching a new shop to an existing shed without relocating the pre‑existing structure. Staff and commissioners noted the building‑permit process will still require foundation and code review.
