"The property is known, of course, as Rose Hill Day School," Palmer said while walking the board through the site context, surrounding uses, and proximity to the train station. The applicant also described site improvements including new retaining walls, sidewalks, a landscaping plan designed by Deborah Adamson, and modifications to existing paved parking areas. Project architect RA Siegel explained the design intention to keep the historic building visually distinct while tying the addition into a uniform site appearance.
Palmer and the architect said the planning board reviewed earlier iterations of the plan and provided comments; the applicant submitted refined drawings in response. The team noted constrained lot geometry, an irregular property jog, and steep topography behind the building as reasons that informed the proposed placement of the addition and the requested setback relief.
