Travis Tanner, Director of Development Services, told council the change would permit single‑family detached dwellings in the CMU district either standalone or as part of mixed use, while restricting single‑family homes from fronting on Bissonnet Street and adopting development standards similar to the R6 small‑lot residential district.
Tanner said the change returned to P&Z for a required public hearing after council-level text edits in March, and P&Z recommended approval on June 4. Tanner and councilmembers discussed whether the prohibition should also apply to the CMU frontage on Bellaire Boulevard and whether townhouse-type standards inadvertently impose R6 townhouse standards on single‑family homes; staff agreed to review the R6 references for consistency. Final deliberation is scheduled for September 21.
