The Town Council voted unanimously to approve the Canyons Far South site development plan, a 409-acre project annexed and rezoned in 2023 that the town’s staff and applicant say will dedicate about 238 acres of open space and deliver roughly 515 residential units when built. Staff summarized the proposal and told council that planning commission recommended approval 6–0; Tara Vargas noted the property ‘‘is 4 0 9 acres in size’’ and that 238 acres of open space and parks would be dedicated to Castle Rock.
Applicant Alan Cunningham (PCS Group) said the project will provide road connections, trail networks and a 13-acre town park; he told the council the plan includes about 10 miles of trails and that the project is designed to meet Castle Rock’s enhanced water criteria. The presentation included traffic modeling that estimated just under 80% of project-generated traffic would use Founders Parkway; council members asked about buffers and the history of Macanta open-space edges and the applicant said they pulled back lots and increased buffering in response to neighborhood concerns. After discussion the council voted to adopt the resolution approving the site development plan.
