The Anaheim Union High School District Board of Trustees on Aug. 6 received a presentation on responses to the district's request for qualifications and request for proposals to redevelop the Hope School site. Presenter Terry summarized six proposers — CHW, MW Investments, Storm, Greystar & Tate, The Michaels Organization and USA Properties Fund — and told the board, “Every single one of these proposals brings an income component to the district. The answer is yes. You're gonna generate income.”
Terry walked trustees through differences in scale, program emphasis and financing, noting densities ranging from roughly 250 units to nearly 590 units and differences in whether developers proposed CTE or health components. He said some firms planned tax-credit or tax-exempt bond financing while private developers were more likely to deliver fully financed projects, creating differing completion risk. Terry recommended asking developers for clarifications, narrowing to a three- or four-firm shortlist and conducting interviews with finalists so the board can compare like for like before moving forward.
