Board raises questions about sewer pump, emergency access, lighting and tree protection at Elm Street project

Board members focused several technical questions on site infrastructure during the pre-application review for the Homestead. Planning board member Richard Householder asked where the town’s sewer main is located and whether the development will require an on-site pump; the applicant confirmed the main runs under the center of Route 1 and that a pump station and a single new gravity tie-in will be used. "The main line is at the center of Route 1," the applicant said when clarifying the sewer connection.
The board also reviewed the width of the proposed driveway (23 feet) and emergency-vehicle turning templates the applicant had run, discussed how snow will be managed without pushing it into wetlands, and asked for a clearer sidewalk transition in the drawing where curbing and sidewalk tie together. Members requested that large frontage maples be protected during construction and asked the applicant to show buffer planting and the boulder retaining wall detail on the final plan.
