The Planning and Transportation Committee approved a conditional use permit (PCUP2025-0004) allowing North Italia to open at The Shops at Mission Viejo with a Type 47 on-sale general eating place license.
Staff reported the restaurant would occupy 6,578 square feet of indoor space and 1,778 square feet of outdoor dining and noted the State Department of Alcoholic Beverage Control shows an overconcentration of on-sale licenses in the census tract but concluded the restaurants are spread across a large tract and would not be detrimental to public welfare. "Captain Jason Ivens, chief of Mission Viejo Police Services, has reviewed the application and has no concerns with the request," staff said. Olivia Jenks, project supervisor for the applicant, told the committee North Italia keeps interior cameras and that the mall landlord would manage any exterior camera needs.
Commissioners asked about hours of operation and server training; Jenks confirmed hours (10 a.m. daily, 11 p.m. on Fridays and Saturdays) and that managers and servers will be trained in responsible alcohol service. With no public comment, the commission moved, seconded and voted to approve the permit; chair announced the applicant was approved.
