The Planning & Transportation Commission on Oct. 13 approved a conditional use permit for a Buffalo Wild Wings restaurant at The Shops at Mission Viejo.
Senior planner Afshin Atapur presented CUP2025‑0007, saying the proposed restaurant would occupy 3,535 square feet of interior space and 748 square feet of outdoor dining. The application requests a Type 47 on‑sale general eating place alcoholic‑beverage license. Staff noted that while ABC (Alcoholic Beverage Control) counts show on‑sale licenses exceed the recommended maximum in the larger census tract, the tract’s size and dispersed retail areas reduce the risk of concentrated impacts. Staff recommended approval subject to conditions and a CEQA exemption; Mission Viejo Police Captain Jason Ivins reviewed the application and reported no concerns.
Applicant representative Michael Chum (representing Buffalo Wild Wings) told the commission the applicant accepts the proposed conditions. “We’ve reviewed the conditions that they proposed, and we accept them, wholeheartedly,” he said. Commissioners questioned late closing hours and nearby parking‑structure safety; Chum said late hours are part of the restaurant’s national schedule and that the operator is experienced and willing to coordinate with law enforcement and property management on security measures.
Jocelyn Gubler of Simon Property Group said the company will review camera coverage and lighting at the adjacent parking structure and follow up with the commission if changes are warranted. After discussion a motion to approve was moved and seconded; the chair called the vote and the permit was approved.
What’s next: the applicant proceeds with building permits and interior/exterior renovations consistent with the CUP conditions.
