Vernal to seek new proposals for Phase III tiny-home village after initial plan proved unaffordable

Public Works Director Keith Despain updated the Council on the American Dream Phase III tiny-home subdivision proposed on about two acres near 600 South and 350 East. Despain said the City received multiple developer proposals but that the selected team’s projected lot prices were higher than what staff believed the local market could support, so the City discontinued negotiations with that developer.
Councilmembers generally supported reissuing a request for letters of interest to attract new proposals. Despain highlighted that the earlier plan included roughly 24 units of single and duplex-style tiny homes and noted potential grant opportunities and nearby infrastructure projects that could reduce developer costs and make the concept more financially feasible.
