The Planning and Zoning Commission on Aug. 6 approved a conditional use permit for a new model home at 1014 and 1012 Magnolia Court (Lots 34 and 35, Cross Creek Lake Estates, Plat 9) for applicant "Doctor Horton," voting unanimously after a staff presentation and brief questions.
Staff presented site plans and elevations and recommended approval "with the conditions listed in the staff report," including requirements for sign permits and removal of the model parking lot when the conditional use concludes. Applicant representatives said the subdivision’s infrastructure is nearing completion and that the model homes are designed to match the neighborhood. Liz Diaz, representing the applicant, introduced herself on the record: "I'm Liz Diaz with Mel Short and Associates." Brian Anderson, speaking for the applicant, discussed price expectations, saying, verbatim, "anywhere from probably $3.50 to $5.50 depending on the buyer." The commission confirmed that the conditional use permits are valid for one year and that renewals are handled administratively.
The motion to approve the CUP including the three staff conditions passed on a roll-call vote that recorded all present commissioners as voting yes. Staff noted water and sewer infrastructure is "in the process of receiving their certificate of completion," and said availability is expected once that certification is finalized. The applicant will be required to comply with the listed conditions and obtain required permits prior to use of the model home.
