Natalie Engel described the project as "a 277 lot single family dwelling development," noting larger lots on the south end and smaller lots on the north, two ponds, street trees and landscaping along Stile Road and the CN tracks for screening. Engel said the plan includes a public park with a tot lot and a larger park with play structures and a pavilion, and a private dog park that "will be private" with HOA‑controlled access. She told the board the village engineer reviewed the final engineering plans and recommended approval "subject to his approval of the lighting plan and the structural drawings for the drainage structures."
Board members asked procedural questions about HOA maintenance and how sanitary sewer service will reach the subdivision; Engel explained the sanitary sewer extension will come through the ComEd path and be stubbed to adjacent neighborhoods. The presentation concluded with staff indicating they had reviewed the final plat and landscaping, and they were prepared to move forward with approval steps.
