Resident warns rezoning language could block affordable housing

Wendy Douglas told the board she has followed recent rezoning requests and said a pattern of design standards, including restrictions on exterior materials, could make affordable housing difficult to build in Fuquay-Varina.
Douglas cited HUD's definition of affordable housing and used a firefighter's starting salary to illustrate affordability constraints: "HUD defines affordable housing as housing on which the occupant pays no more than 30% of gross income," she said, then noted a firefighter starting salary of "$4,770 per month before taxes and insurance" and an example home price of $500,000 that would produce a monthly mortgage "approximately $3,700 per month." She argued those numbers show many essential workers would not be able to afford units under current rezoning restrictions.
Douglas asked the board to reconsider onerous material and design limits and to ensure that the town's adopted plans supporting compatible infill do not exclude housing types that can be affordable for local workers.
