The board reviewed Berry Engineering's response to a request that a Pine Point property owner appear before the planning board for a conditional-use permit. Members focused on whether the site's disturbance and proposed uses are consistent with the town's steep-slope and woodlot provisions.
Chair Bob Craycraft and other members said the parcel falls in a 15–24.99% slope category and cited the disturbance thresholds in the ordinance. Craycraft said applicants can disturb up to 10,000 square feet of slope on preexisting undeveloped lots or a percentage threshold of the lot; he noted that a conditional-use permit is triggered for steeper slopes or disturbances exceeding regulatory thresholds.
Board members emphasized that stormwater management is captured in the building-permit and building-inspector review and that grandfathering, permitted uses (agriculture/forestry), and enforcement details will need counsel input and possible select-board action. No conditional-use permit was granted at the meeting; the board agreed to refer enforcement and grandfathering questions to the select board and counsel for guidance.
