Belisle Construction presented a concept plan to locate its headquarters at 215 Gregory Court, proposing a 14,900-square-foot pre-engineered metal building with half of the space for offices and half for storage. Staff and planning commissioners said they were generally supportive of the design and location but raised concern that the proposed 30 parking spaces may be more than the operation requires; staff suggested land-banking additional parking and initially installing roughly 20 spaces.
The developer said the company currently employs nine people with projected growth to about 16 and that on-site traffic is expected to be limited, with large trucks visiting infrequently. Planning staff indicated the project is likely to return as a conditional use or similar review and recommended working with the applicant on parking reductions and site details before formal approvals.
