Council rezones 19.7 acres into Hunter Ranch MPC and amends project agreement

The Denton City Council approved a rezoning to add about 19.677 acres into the Hunter Ranch master-planned community (MPC) and adopted a second amendment to the Hunter project agreement to include the parcel.
Planning staff said the rezoning aligns with the Denton 2040 comprehensive plan and the Hunter Ranch MPC approval criteria; council received no opposition in outreach and the Planning and Zoning Commission recommended approval. Andrew Piper of Hillwood Communities told the council they are "wrapping up our first phase of development" and that builders are purchasing lots and preparing model homes, with an anticipated grand opening this spring.
Council approved both the rezoning and the project-agreement amendment 7-0.
Next steps: Hillwood and builders will continue platting, lot sales and model-home construction as phases move forward.
