The Montville Township Zoning Board of Adjustment on July 1 approved C variance relief for 21 Morris Ave. to permit a second‑story addition and to allow an existing storage shed to remain at a 2‑foot rear‑yard setback where 10 feet is required. The motion to approve the application and the variance to retain the shed was made by Ibrahim Coklar and seconded by Rebecca Gomilla; the roll call vote recorded yes from Gomilla, Shamsudin, Coklar, Daskaloski, Pisano and Kovalcik.
Architect Thomas Dores, speaking for the applicant Luke Vanderbeck, described the project as an approximately "800 +/- s.f. 2nd story addition over the existing garage" that would match the existing nonconforming rear‑yard line. Dores told the board the prior (1999) approval required removal of the garage/shed but that the structure was not removed; board and counsel discussed treating the matter as either amending the prior condition or granting a variance. Planner Joseph Burgis advised the board that approving a variance would be a straightforward remedy. The board opened the public portion for the application and heard no public comment before voting to approve.
The approval permits the applicant to keep the existing accessory structure and to construct the proposed second floor as evidenced in the record. No stormwater changes were required by the motion. Next steps for the applicant are to comply with any building‑department permitting requirements and applicable township inspections.
