The Garden City mayor and council voted to table a general development plan for 129 Saint Joseph Avenue after neighbors raised traffic and livability concerns and staff identified a potential city lane/ingress issue that must be resolved before final approval.
The applicant, owner Jonathan Austin, and his representative described plans for a 6,000-square-foot metal building divided into four 1,500-square-foot commercial units to be used or leased for heavy commercial purposes. Neighbors said the single-entry street, heavy truck traffic from nearby Family Dollar and InMarket, and existing congestion made the location unsuitable for additional commercial activity. One resident said, "We don't need nothing like that up there...We don't need it there," expressing neighborhood opposition. Planning staff noted the parcel is zoned heavy commercial and that the entitlement exists, but also advised council the site plan appears to encroach on a city lane. The planning attorney recommended tabling the matter until the lane-abandonment and title issues are resolved; council voted to table the plan and continue review at a later meeting.
