The Planning Commission approved the Blakeney Commons Lot 3 site plan after staff recommended a modified landscape buffer and changes to rooftop equipment screening.
Staff described the proposed 7,500 sq ft multi‑tenant building and noted the northern property line could not meet the standard type‑C landscape buffer because of an existing sewer main; staff recommended a modified buffer similar to a nearby approval. Staff also recommended that rooftop HVAC equipment be concealed with a parapet rather than an exposed aluminum screen. "Staff would recommend that this product be concealed with a parapet wall or something that is, less obvious and blends in more with the building," staff said. The applicant requested the same waiver used on an adjacent parcel; commissioners agreed the modified approach was acceptable in this location and approved the site plan with the remaining CUD and staff comments.
