Planning commission defers Stone Trace Common site plan over incomplete traffic study

The Smyrna Municipal Planning Commission on Aug. 6 deferred action on the Stone Trace Common site plan at Genie Lane and Old Nashville Highway because staff has not received a revised, TDOT‑compliant traffic study.
Staff recommended deferral, saying the latest submittal did not include all proposed uses and traffic generators. "At this time, staff would recommend deferral of this item," staff said. Wendell Miller, the project's broker and project manager for the Waldron family, told the commission his team had completed the additional work requested and submitted it to staff: "Our guys have completed that, sent it back to him… the recommendation is kind of what we've known all along." Commissioners repeatedly pressed the applicant and staff to include the proposed corner restaurant (identified in the plans as Building D) in the traffic analysis so mitigation can be evaluated.
Commissioners expressed concern that repeated deferrals were slowing the project and risking tenants. One commissioner asked whether delays could cost the town new businesses; the developer warned that additional delays could force releases of prospective tenants. After discussion, a motion to defer until the next meeting was made and seconded; the commission approved the deferral by voice vote. The commission asked staff and the applicant to meet between meetings to resolve the outstanding traffic‑study questions so the item can return with a clear recommendation.
What happens next: staff and the applicant will work to ensure the traffic study includes Building D and complies with TDOT standards before the item returns to the commission.
