The commission voted 9-0 on March 19 to recommend approval of Z-7807, a request from Raul Cisneros to rezone a lot at the northeast corner of West 8th Street South and South 45th West Avenue from RM-2 (multifamily) to RS-5 (single-family) to allow a lot split.
Staff’s report explained that RM-2 is a multifamily district with minimum lot width of 50 feet and minimum lot area of 5,500 square feet; RS-5 reduces those minimums to a 30-foot lot width and 3,300 square feet, which would permit splitting the lot to accommodate two single-family homes. The packet also notes that the subject property contains FEMA 500-year floodplain boundaries and that it lies in an area developed during the Streetcar Era with an emphasis on walkability. The applicant was not present and no public speakers were recorded.
Commissioner Craddock moved to recommend approval per staff; Commissioner Rosene Robinson seconded and the motion passed unanimously. The recommendation will be forwarded to the appropriate legislative authority for final action.
