Commissioners approve three conditional rezonings — two self-storage sites and church parking lot

The Nash County Board of Commissioners approved three conditional rezoning requests on Aug. 3 that staff said would be compatible with surrounding land uses when developed under the attached conditions.
Planning staff described the first request (CZ260601) for a gated self-storage warehouse facility on a 4.69-acre frontage parcel at 2260 S. NC Highway 231; the proposed site plan included seven buildings totaling over 48,000 square feet and required six development standards such as angled/limited lighting and maintenance of a 50-foot vegetative screening berm. "This request may be considered reasonable in the public interest and not unreasonable spot zoning because the larger tract has already been approved for commercial use and a self storage warehouse is a relatively low impact commercial land use," staff said. The board opened a public hearing (no speakers) and approved the rezoning with the stated development conditions.
The board then considered a similar conditional rezoning (CZ260603) for 1.87 acres at Stonehill Church Road to allow four storage buildings and a 25-foot buffer to screen adjacent residences. Planning staff recommended approval and the board approved the request after closing the public hearing. Finally, the board approved a conditional rezoning allowing continued church use, parking and storage for a 2-acre lot beside Redemption Center Church; staff included a conditional requirement that two existing detached buildings be permitted, relocated to meet setback requirements as needed, and inspected. Each approval was accompanied by a statement of plan consistency and development standards to be attached to the zoning approvals.
