Planning board approves conversion of garage to accessory dwelling at 338 Oliveria Road

The Shandaken Planning Board voted April 8 to approve a special use permit allowing a garage at 338 Oliveria Road, Big Indian (SBL 12-1-27) to be converted into an accessory dwelling unit. Applicant John Michelotti told the board he was representing his parents and said the project would be completed using a Repco grant.
"My name is John, Michelotti, standing in for my father and mother, John and Anne Carol Michelotti. And we're looking to convert an existing garage into an accessory dwelling unit using a Repco grant," Michelotti said during the public hearing. He also asked for permission to allow a second ADU on the property, noting the plans included only minor changes to the layout.
Board members reviewed revised plans that moved a stove and refrigerator and shortened north-side windows to accommodate a bathroom and counters. After discussion, the chair asked for a motion to approve the application "as presented." A motion and second were recorded; the board then took a roll-call vote with members recorded as voting yes: Joanne (Kalb/Cowell), Vivian Walton, Juan Rosales, Chandra Valente, Tanya Stapleton and Scott Moniz. The motion carried and the special use permit was approved.
The planning board conducted the public hearing as noticed; written comments had been accepted by 3:00 p.m. on April 8 per the public notice. The clerk read the legal notice at the start of the meeting, which identified the zoning district as residential 1.5-acre and listed the Town Hall location and comment deadline.
