The commission reviewed a rezoning remanded from council for roughly 70.15 acres along Highway 19 in Conway to allow 46 single-family homes. Staff described existing SF-8 and FA zoning in the corridor and said the developer proposes a 100-foot perimeter buffer (excluding wetlands), a 200-foot buffer along Highway 19, berming and a single 50-foot access point.
Applicant representative Felix Pitts (G3 Engineering) acknowledged earlier staff concerns and told the commission, "I failed to take into account staff's concern with our MRD 1 zoning request and the suggestion that MRD might be better suited for the area." He said the revised plan increases the buffer to 100 feet to preserve rural character and reiterated the net density is under 1.5 units per acre.
The commission did not make a decision at the workshop and the item will return for further review.
