Staff presented an application to rezone roughly 40.87 acres along Costi Allen Road in Aynor from rural and scenic conservation (FAA) to MRD-1 to allow construction of 77 single-family homes on 10,000-square-foot lots.
The proposal includes two access points on Costi Allen Road, a 25-foot Type A buffer with a 6-foot privacy fence along the western property line, a 50-foot streetscape buffer, a 10-foot wetland buffer and three sustainable development criteria such as sidewalks, a 100% increase in active open space and two pocket parks. "There's approximately 7.15 acres of wetlands on-site," staff said. Cassidy Callahan of Kingston Engineering, representing the applicant, said the proposal incorporates additional front and side landscape buffers and a wetland buffer around the rear of the lots.
Commissioners asked no substantive follow-up questions in the workshop; staff and the applicant said they would return at the next meeting.
