The Town of Coats Board of Commissioners unanimously approved rezoning case RZ 26-01 on Feb. 12, 2026 to change an 8.33-acre parcel on Highway 55 from Single-Family Residential (SFR-1) to General Commercial. Town Manager Barbara Hollerand explained the property had reverted to SFR-1 after 2022 ordinance changes and that rezoning to GC would restore the ability to develop commercially.
During the public hearing landowner Phillip Abney asked what business would be located on the site; Hollerand replied, "there was no development plan at the moment, and the rezoning was all that was in question." The Board found the request harmonious with the surrounding area and consistent with the Town’s adopted plans and approved the rezoning (motion by Commissioner Shirley Allen; second by Commissioner Marc Powell).
