The city planning commission on Aug. 7 voted to table consideration of a variance at 29026 BlueBroward that would allow an attached garage and a deck to encroach approximately 9 feet into the ordinary high water setback and expand paved areas using pervious pavers.
Kendra Elmer, the city planner, described the request and said staff recommended approval with conditions in the packet, noting prior variances approved in 2022 that increased impervious surface in the neighborhood. During public comment, a resident asked that the driveway and sidewalk be specified as pervious pavers and that the area under the deck be pervious as well. "The recommendation that I'm asking for is that the condition actually state that the driveway and the sidewalk be in, pervious, pavers," a public commenter said.
Commissioners expressed concern about missing evidence: recent lakeside photos, confirmation that previously approved permeable patios were installed per conditions, and the original variance decisions that allowed higher impervious coverage. Given those open questions about cumulative impervious coverage and installation compliance, the commission moved to table the item until the next month and asked staff and the applicant to provide additional photographs from the lakeside and copies of prior variance approvals so the commission can evaluate the request with full documentation.
