Commission approves special-use permit for three-story personal storage building at Thompson Nursery Road

The Winter Haven Planning Commission on Aug. 4 approved a special-use request by VMR Dev LLC to allow personal storage on a 2.31-acre parcel at the northeast corner of Botticella (transcribed also as Bodicella) Boulevard and Thompson Nursery Road.
Heather Reuter, senior planner, described the proposal as a three-story building with about 85,900 square feet of enclosed storage, a 900-square-foot office and two 2,500-square-foot retail spaces. "Based on the non intensive nature of the proposed use, minimal impacts on supporting infrastructure are expected," Reuter said, and staff recommended approval subject to conditions published in the agenda packet.
Resident Brian Dela Cruz opposed the request, citing frequent accidents at the intersection, speeding on Thompson Nursery Road and the proximity of a school. "Opening up a commercial section ... will only create additional traffic that we already have," Dela Cruz said, asking that roadway improvements be made to alleviate congestion. A commissioner noted the Thompson Nursery Road extension is a funded Polk County project with portions expected to move forward within the next 12 months; staff added that other, more intense C-3 uses could be developed on the property by right and that personal storage is a comparatively lower-intensity option.
Chair moved to approve PD-26-03-S with the conditions recommended by staff; the motion was seconded and passed by voice vote.
