Board approves landscaping and stone mailbox cluster for Centra (Sintra) subdivision; historic home to be preserved

The City of Eagle Design Review Board recommended approval of DR-2026-617, the common-area landscaping package for the Centra (also referenced in the record as Sintra/Citrus) subdivision. Applicant Natalie Johnson told the board the project covers just under 10 acres and would create eight new single-family lots while preserving the existing Wilson Mott historic home. "The existing Tudor style home is listed on the historic registry and will be preserved as Lot 4 in this subdivision," Johnson said.

Johnson said an arborist report dated 09/19/2025 found much of the site's trees overcrowded or in fair-to-poor condition; the plan removes primarily low‑condition willows and locusts and replaces them with a larger set of plantings, including a 5-foot landscaped berm and open-vision fencing where lots meet common space. Barb Williams, planning staff, confirmed the applicant increased evergreen sizes to mitigate removed caliper inches and asked for a mailbox-cluster exhibit to be added to the record; the board added a site-specific condition requiring the stone surround for the mailbox cluster as presented. The board also recommended removing conditional language on tree removal and accepting the proposed mitigation; the motion was seconded and carried by voice vote.
