Design Review Board approves landscaping for Trent Asecco phases 7, 9 and 11

The City of Eagle Design Review Board voted to recommend approval of DR-2024-414 Mod 3, a landscaping package covering Phases 7, 9 and 11 of the Trent Asecco subdivision. Applicant representative Kim Siegenthaler of Jensen Belts Associates presented the plans, saying the three phases span roughly 80 acres and include a 50-foot mixed-use planting buffer, a 10-foot regional pathway along the east border and 8-foot internal sidewalks. "We got phases 1 through 5 approved in June '24 and then 3 through 6 in May '25. And then today, we're presenting 7, 9, and 11," Siegenthaler said during the presentation.

Staff planner Emily Falco told the board that site-specific conditions 2, 3 and 4 (pathway widths) must remain and be satisfied with revised plans. Falco said the applicant proposes to remove nine undesirable trees but will mitigate with 232 trees in common areas, exceeding mitigation requirements. "They're removing nine trees… they have an additional 232 trees within the common area," Falco said, adding staff recommended striking a conditional 'if' in the tree-removal language if the board supported approval. Member Norton asked whether a previously required splash pad remains part of the amenities; Falco confirmed the splash pad will be included in the first phase to satisfy earlier conditions.

The board moved to recommend approval of the design review modification with site-specific conditions updated as discussed (including revised pathway dimensions and confirmation of tree mitigation). The motion was seconded and carried by voice vote. The board and staff recorded that revised construction plans and mitigation details will be provided to staff for verification before final implementation.
