The Ancram Planning Board on March 12 approved a lot-line alteration that adds about 4 acres to an existing 32.37-acre parcel, an applicant told the board. The presenter said the change was intended to give a neighboring owner more protection and that the proposal was a standard lot-line adjustment.
Board members discussed technical details, including the on-site water treatment area (OWTS) and whether the small lots would meet county health-department requirements for wells and septic. Chair noted the lots are being created around mobile homes and expressed concern that very small lots (about 0.5 acre) may not pass health-department tests or accommodate new wells if units are moved. "These are mobile homes — they could be gone tomorrow," the Chair said, urging further review by the town engineer and the health department before final actions on similar future applications.
Despite concerns, the board declared the application complete, moved to approve it and recorded a voice vote in favor. After the vote the applicant provided six signed, stamped copies of the approved plan for the town's records.
