Representatives for Greater Nashua Mental Health presented plans to redevelop a 6.7‑acre parcel at 44 Simon Street into a partial three‑story, outpatient medical office building with approximately 98,000 square feet of space and 404 parking spaces. Engineers said the site currently discharges directly to the canal and proposed three subsurface stormwater practices, curbing and catch basins, and other measures that would reduce peak flows and improve water quality.
The applicant requested two standard waivers (survey radius and some architectural standards related to pitched roofs and facade projections). Staff said the new code would eliminate the need for one waiver and recommended approval. The board granted the waivers and then unanimously approved final site plan, finding the project meets open‑space and stormwater improvement criteria and that the applicant has committed to off‑site pedestrian and transit enhancements and contributions to a corridor fund.
