The Town of Ancram board voted to authorize the assessor to begin an incremental “trending” of property assessments designed to bring assessed values nearer to market value ahead of the May tentative roll. Renee, the town assessor, told the board that Ancram’s equalization ratio fell from 100% in 2023 to about 90% in 2025 and that trending now would avoid a larger single jump later.
Renee said, “In 2023 we did a reval. We were a 100%. By '25 last year, we were already down to 90%… If we did nothing this year, we'd be at 80%.” She asked for the board’s “blessing to go forward,” noting an internal deadline around April 10 to file data for the tentative roll. Board members asked for additional state guidance and background material the assessor could share before mailing change notices. The assessor said change notices would go out in April if the trending proceeds.
Board members expressed differing views about timing. One member urged caution given economic uncertainty; another argued delaying would produce a larger, harder‑to‑absorb increase. The motion to authorize trending passed; the assessor said her office may schedule a special meeting if needed to meet filing deadlines. The board and assessor agreed to provide public notice and to help residents check and update their mailing addresses on the town website before notices arrive.
