The O'Fallon Planning & Zoning Commission on Aug. 6 approved a site plan for four temporary office structures at 1945 West Tara Lane for Trinity Products, limiting the approval to an 18‑month period while the company relocates.
Larry Walker of Bax Engineering told the commission the units are rented storage‑type containers converted to offices and that the larger 40‑foot units include restrooms. Walker said ramps will be provided for ADA access and that electrical work will require permits and inspections. "They have tanks as a part of these, so they'll be emptied and filled as needed," he said. Staff recommended approval with conditions requiring all necessary permits and the specified 18‑month term.
Commissioner Hennessy moved to approve staff recommendations and Commissioner Seymour seconded; the motion carried. The approval includes the staff‑recommended requirement that the applicant obtain applicable permits and that the temporary units be removed after 18 months unless further action is taken by the commission or council. The commission and public also discussed parking and whether the site would be open to visitors; the applicant said the site will be primarily for employees with some shipping and receiving activity.
