Commission approves Mills Road flex warehouse final plan; asks applicant to reconsider dumpster placement

Gold Metal Construction and Civil Design Group presented a Final Development Plan May 20 for two flexible office/warehouse buildings at the Mills Road/Jaycox Road intersection. Staff recommended contingent approval pending final engineering and a formal sanitary tie‑in letter from North Ridgeville; a final submission was under review at the time of the hearing.

Applicant representative Vinny Violi described the development as approximately 33,000 square feet in two phases, intended for light industrial or business users occupying attached office and warehouse units. Commissioner Scott Radcliffe pressed the applicant and engineer to reconsider the dumpsters on the side of the parcel adjacent to residential homes, noting early‑morning pickup noise. Engineer Joshua Osterhout said the landscaping plan included "heavy screening around the dumpsters, including two rows of pine trees between the dumpsters and the residential house to the south." The Commission approved the Final Development Plan contingent on final engineering approval and further coordination on screening and dumpster placement.

The Commission recorded the approval with the condition that the applicant continue to work with staff and the commissioner who raised the buffering concern. The project team and staff will return any revised details required prior to permit issuance.
